A Phase I Environmental Site Assessment is a preliminary investigation conducted to identify Recognized Environmental Conditions (RECs) associated with a property. This process includes a detailed review of historical land uses, regulatory databases, aerial imagery, and environmental records, as well as a site reconnaissance and evaluation of surrounding properties. The purpose of a Phase I ESA is to determine whether there is evidence of potential contamination or environmental risk that may warrant further investigation.

If potential environmental concerns are identified, a Phase II Environmental Site Assessment involves the collection and laboratory analysis of soil, groundwater, or vapor samples to confirm the presence or absence of contamination. This phase provides scientific data to evaluate environmental conditions and determine the nature and extent of any impacts.

Where contamination is confirmed, a Phase III Environmental Site Assessment focuses on remediation planning and corrective action. This phase may include the development of cleanup strategies, coordination with regulatory agencies, and implementation of measures necessary to mitigate environmental impacts and achieve regulatory closure.
